Montura Ranch Estates is a rural community of South Central Florida in Hendry County residing between the cities of Clewiston and LaBelle. Centrally located within 1-1.5 hours from Miami, Naples, Fort Myers, Cape Coral, Fort Lauderdale, West Palm Beach, Port Charlotte and Okeechobee.

The Community offers a Clubhouse featuring a swimming pool, recreation facilities, parks, playground and basketball courts. The community center also hosts afterschool programs and summer camps for kids and the Early Childhood Center is next door. Montura also has a Private Reservoir for landowner use that allows horseback riding, camping, fishing, hunting, ATV and off-road recreational vehicle use.

Montura Ranch Estates is Zoned RRF (Rural Residential Farm). After a residence is established on the property, farm animals and livestock are permitted and crops may be grown for personal use

Vacant Residential Lots are between 1-1.25 acres and are primarily wooded, raw land. Some you will find have partial or full clearing. Once a residence is approved through Planning and Zoning, electric service may be established through Glades Electric, and water/waste service requires installation of a well and septic tank.

HELPFUL INFORMATION :

  • Only one residence is allowed per 1.25 acre parcel.
  • Site built homes (concrete, wood frame, modular) minimum 600 sq. ft.
  • Container homes no longer permissible after January 31, 2022
  • Mobile Homes are allowed, must meet code, minimum 500 sq. ft.
  • Storage Containers and farm structures are permissible once a residence is established.
  • RV living is not permitted in Montura Ranch Estates
    • only permissible if you are currently building a home on your lot
  • Vehicles or storage facilities are not allowed on property without the primary residence established.
  • Permits are required for clearing, driveways, fences, out-buildings and permanent structures.
  • No commercial industry allowed in residential zone, so you cannot grow produce or raise animals to the level required for a business license. Hobbyists are permitted.
  • Professional truck drivers may only park one semi on a residential lot, and it must be currently in use.
  • The County is looking into adding a Farmer’s Market to the community where residents can buy and sell goods.
  • There is no HOA. Central County Water Control District manages the clubhouse & recreation spaces, as well as maintain roads and drainage. Part of your tax dollars are remitted to CCWCD.
  • Driveway Permits must be obtained through Central County Water Control District.
  • Septic & Well Permits must be obtained through Hendry County Health Department
  • Clearing & Buidling Permits must be obtained through Hendry County Building Department

Regarding the landowner key for access to the reservoir area, Central County Water Control District charges an annual fee of $150. Landowner keys are changed out every November when renewal fees are paid. This fee is specific to gain access for the recreational use of the Reservoir Area – this is not a requirement for all landowners, only for those who wish to utilize the area. THE RESERVIOR IS CURRENTLY CLOSED – voted by CCWCD May 2021.

Taxes for this community include trash pick-up twice/week, mosquito spray service, maintenance of recreational spaces and maintenance of roads, as well as supporting the county in other ways. There are no HOA fees for Montura Ranch Estates.

Internet providers include Centurylink (only services part of the community), Hughes Net, Freedom WiFi, and AT&T Home Hotspot.
